Penobscot Shores is an INDEPENDENT living community developed by the Waldo County General Hospital in Belfast, Maine.

Members of the community are able to choose from apartments or cottages on a site overlooking Penobscot Bay, the only retirement community in Maine on the ocean-front. Also, they will be able to take advantage of a "network of care" which includes the following: dining, 24 hour emergency call monitoring, scheduled van service, a wellness program, snow and trash removal, building maintenance and repair as well as landscaping.

As a consumer cooperative, members of the community, will purchase stock in the Penobscot Shores Association which is priced to reflect the individual value of their homes. The stock comes with a proprietary lease, which will give a decision-making role in the community, plus important home-ownership benefits. These benefits allow members to sell their present home and come into Penobscot Shores with that sale qualifying as a capital gain reinvestment. Property taxes paid by residents as part of the monthly fee are tax deductible.

Monthly Fee: Includes the following - Heat (in apartments), taxes, insurance, repairs, maintenance, snow and trash
removal, grounds maintenance, scheduled nursing hours, fitness program and 24-hr monitoring system, scheduled
transportation, water, sewer, and management fee.
Dining Fee: Is a minimum of 15 meals per person per month at $15.50 per meal. The above amounts are based on
single occupancy. For two people in a unit 30 meals will be $465.00 per month.
Utilities: Each unit is responsible for paying their own electricity, cable, telephone, and heat in the cottages.
Housekeeping: Service is available on a (a la carte) basis at $15.00 per hour, billed monthly.
Pets: A dog, cat, bird, hamster, and gerbils are acceptable. No more that TWO (2) pets per unit.
